Terms & licence.

1. What this covers

These terms govern your use of ckrealtyswfl.com and of the Cape Coral Canal Layout™ (the “Layout”), the dataset and software behind the Cape Coral canal map, the bridge clearance tables and any related tool we publish. By loading any page that uses the Layout you accept these terms. If you do not accept them, do not use the site.

“We”, “us” and “C&K Realty” mean Charline Vanderbrugghen LLC, trading as C & K Realty, a licensed Florida real estate brokerage, licence #CQ1069829, of 4109 SW 9th Pl, Cape Coral, FL 33914.

2. What we own, and what we do not

We do not claim ownership of raw public records, and nothing here should be read as trying to. Individual facts (that a canal exists, where a bridge stands) are not ours and are not claimed.

What is ours is everything we made out of those facts, which is the part that took the work:

• the classification of every canal section as direct gulf access, gulf access with bridges, freshwater or requiring review, including the saltwater/freshwater boundary rulings we adjudicated by hand;
• the route model: which sections connect to which, the ordering from a dock to open water, the bridges counted on each route, the governing lowest clearance and the distances;
• the road network as we selected, simplified, styled and rendered it for this map. The underlying street geometry is US Census TIGER/Line data for Lee County: a work of the US Government, in the public domain, and not claimed by us;
• the selection, arrangement, simplification, coding and presentation of all of the above;
• the software, page design, copy, styling and the rendered cartography.

Taken together the Layout is an original compilation and an original work of authorship, protected by copyright and by these terms as a matter of contract. © 2026 Charline Vanderbrugghen LLC. All rights reserved. “Cape Coral Canal Layout” is a trademark of C&K Realty.

Where our work is built on public records, those records remain public and you are free to go and get them yourself. What you may not do is take our version of them.

3. The licence we give you

We grant you a personal, non-exclusive, non-transferable, revocable licence to:

• view and interact with the Layout in a standard web browser on ckrealtyswfl.com;
• use what you learn from it to research property for yourself or for a client you represent;
• link to any page of it, and quote a short passage with attribution to C&K Realty and a link.

That is the whole licence. Anything not granted here is reserved.

4. What you may not do

Without a written licence from us, you may not:

• copy, download in bulk, extract or scrape the Layout or any data file it loads, by any means, including manual collection, browser automation, headless browsers, crawlers and third-party extraction services;
• make more than incidental automated requests, or any request that bypasses the interface;
• re-host, mirror, redistribute, sell, sublicense or publish the Layout or any part of it;
• build a derivative dataset, map, index or service from it, whether or not you change the formatting, coordinates, names, ordering or file format;
• use it as training, fine-tuning, embedding or retrieval data for any machine-learning or artificial-intelligence system;
• frame or embed the Layout in another site or application;
• remove, obscure or alter any copyright notice, licence text or fingerprint;
• use it to compete with C&K Realty, or to build a product substantially similar to it.

5. The files are fingerprinted

The data files published with the Layout carry a cryptographic watermark. It is keyed to a secret we hold, it is distributed across every coordinate in every file, and it survives renaming, reordering, re-styling, partial deletion and conversion to other formats.

We can therefore tell the difference between a dataset someone genuinely built from public records and a copy of ours wearing a different name. If you are considering the second, understand that we will be able to demonstrate it, and that you are now on notice, which bears directly on whether any infringement is treated as willful.

6. Licensing it properly

We licence the Layout. Brokerages, appraisers, insurers, marina and dock businesses, contractors, municipalities and software vendors all have legitimate uses for it, and a licence is usually quicker and cheaper than rebuilding it. We are extending the Layout across Southwest Florida, so if the area you need is not published yet, ask.

7. Accuracy, and what this is not

The Layout is published for orientation and comparison only.

• It is not navigational guidance. Do not run a boat off it. Routes end at the Caloosahatchee River or Matlacha Pass, not at the Gulf, and the Cape Coral Bridge, Midpoint Memorial Bridge and Sanibel Causeway are downstream of that and are not counted.
• We hold no data on water depth, your draft, or overhead power lines, and say nothing about any of them.
• Outlines are simplified for display and are not survey-grade. The underlying records carry their own caution that they are not for precise measurement.
• Bridge clearances are approximate heights above mean high water, not surveyed figures, and vary with the tide.
• Verify access, clearances, dock rights and every other material fact independently for any specific property before you rely on them. We will help you do exactly that.

Nothing on this site is legal, tax, engineering, surveying, insurance or investment advice. C&K Realty is a licensed Florida real estate brokerage; a real estate licence is not a licence to practise any of those professions.

8. No warranty, and limits on liability

The Layout is provided “as is” and “as available”, without warranty of any kind, express or implied, including any implied warranty of merchantability, fitness for a particular purpose, accuracy or non-infringement. To the fullest extent Florida law allows, C&K Realty is not liable for any indirect, incidental, special, consequential or punitive damages, or for any loss arising from reliance on the Layout; and our total liability arising out of the Layout will not exceed one hundred US dollars (US$100).

Some jurisdictions do not allow certain exclusions, in which case those exclusions apply only so far as the law permits.

9. Enforcement

Unauthorised copying causes harm that money alone does not fix, so we may seek injunctive relief in addition to damages, and we will pursue statutory damages and attorneys' fees where they are available. We may also block access, rate-limit, or terminate any licence under these terms at any time, without notice.

10. Reporting infringement

If you believe material on this site infringes your copyright, send a notice under the Digital Millennium Copyright Act, 17 U.S.C. §512(c)(3), to:

If you have found the Layout republished somewhere it should not be, tell us at the same address. We would rather hear it from you than not hear it at all.

11. Governing law

These terms are governed by the laws of the State of Florida, without regard to conflict-of-laws rules. The exclusive venue for any dispute is the state or federal courts serving Lee County, Florida, and you consent to that venue.

12. Changes

We may revise these terms. The version and effective date at the top of this page always tell you which set you are reading; continuing to use the site after a change means you accept the revised terms.
