April was the month the year-over-year price declines stopped. The median single-family sale price landed at $368,950, essentially dead level with April 2025 after four straight months of declines — on 589 closings, up 7.5%.

Supply finally broke below six months. At 5.9 months and 2,951 active listings (down 27.1% year over year), Cape Coral was closer to balanced than at any point since Hurricane Ian's aftermath reshaped the market. New listings were still down 13.3%, so the tightening came from sellers staying home as much as from buyers showing up.
Negotiating power hadn't vanished, 51 days on market and a 97.2% sold-to-list ratio meant a well-prepared buyer still had room, but the market had stopped handing out bargains automatically. Region-wide, Lee County's single-family median held at $390,000, flat year over year, with condos still soft at around $299,000.
Flat is the new down. The price slide ended in April, and the buyers who spent the winter waiting for a bigger discount had just watched their window narrow.

Jaycee Park reopened, 555 days and $18.7M later
The Caloosahatchee riverfront park reopened on April 30 after a $18.7M rebuild: a lighted riverfront boardwalk, a 5,000 sq ft splash pad, an inclusive playground, a bandshell, cooling misters, beach volleyball and cornhole. The ribbon-cutting followed May 8 and the grand-opening party May 9.
Culture Fest and Earth Day
The 4th annual Cape Coral Culture Fest filled Cultural Park on April 26 — mariachi, Celtic and Polynesian performers, international food, free shuttles from City Hall. On April 22 the citywide Earth Day cleanup focused on canals and major roadways, with signups through the Cape Coral 311 app.
Bike Night's season finale
April 11 closed out the Bike Night season on SE 47th Terrace with an Ozzy Osbourne tribute band and the slow bike race, using the new "Thunder Zone" bike parking at Club Square.
Tourism set records
Lee County drew roughly one million visitors in the first quarter of 2026, up 28% year over year, who spent $1.39B (+24%) across about 1.7M room nights. Openings and camps
Nothing Bundt Cakes opened April 9 on Santa Barbara Blvd and Hibachi One opened April 10 on Cape Coral Pkwy E. City summer camp registration opened at 5am on April 6 for eight camps, including Rotary Park Eco-Adventure and the Eagle Skate Park. Drought, meanwhile, covered 98.99% of Florida by April 16.
