August is the bottom of the Cape Coral calendar, hottest month, thinnest traffic, peak hurricane watching, and historically the month with the least competition for a house. That's the whole argument for shopping in it.

The most recent verified numbers, from June: a $375,000 median, up 3.0% year over year, 531 closings, active inventory down 28.1% to 2,631, and 5.2 months of supply — the tightest of 2026. Sellers were getting 97.8% of asking. Freddie Mac's 30-year average was 6.58% on July 23 and drifting up.

What to watch this month: the Realtor.com metro update on August 6, the city's closed-sale report for July in the first week, and NOAA's revised hurricane outlook in early August ahead of the mid-September peak. School's back August 11

The School District of Lee County starts the 2026–27 year on Tuesday, August 11, the practical start of the local calendar, and the week traffic on Del Prado and Santa Barbara goes back to normal.

On the calendar

August 1: District 2 and District 4 neighbourhood town halls. August 4, 2pm: the city budget workshop on the proposed $1.451B FY27 budget. August 22: the South Cape BaconFest Pub Crawl, 7 to 11pm in the entertainment district ($23–$34), and a Toby Keith tribute at Cape Cabaret at 7:30pm. August 29: the PRIDE in Paradise tropical luau fundraiser at The Hideaway Waterfront Resort.

Farmers markets keep running

Saturdays 8am–1pm at Club Square (SE 47th Terrace and SE 10th Pl) and Sundays 10am–2pm in the north Cape, year-round, heat included. The next Bike Night is October 10; there's no summer edition.

Hurricane season, updated

NOAA revises its seasonal outlook in early August. The May version called for a below-normal season — eight to fourteen named storms, three to six hurricanes, one to three majors, with a 55% chance of below-normal activity, and July passed with an empty Atlantic. Peak is mid-September through October.

Still building

The Cape Coral Parkway East widening to six lanes continues toward a fall 2026 finish. The Bimini East $500M concept plan went to council on July 29. The Yacht Club rebuild is in Phase 2 scoping, fuel system, utilities, beach amenities, with no announced reopening date. Seven Islands civil construction is targeted for fall.

What it means if you’re buying or selling

August rewards buyers who are willing to be uncomfortable. If you can tour houses in the heat and you're pre-approved, you're negotiating against fewer people than at any other point in the year.
