Cape Coral in January 2026

Two things happened in January: prices sat at their lowest point of the year, and pending sales jumped almost 40%. Here are the numbers, plus the month Cape Coral actually had, the 41st Art Festival, Tour de Cape, and a billion-dollar plan for Seven Islands.

January opened the year cheaper than it closed the last one. The median single-family sale price came in at $352,450, down 3.4% from January 2025, and buyers were still writing offers roughly four points under asking — a 96.2% sold-to-list ratio.

But look under the headline and the month was busy. 322 homes closed, up 6.3% year over year, and pending sales jumped 39.7%, the clearest sign all winter that the snowbird buying season was actually converting. Active inventory sat about 24% below January 2025, which quietly starts to matter: the 2024–25 glut was draining, not growing.

At 6.4 months of supply the market was still tilted to buyers, a balanced Cape Coral market is closer to five, and 45 days was a realistic wait for a well-priced house. Overpriced ones sat much longer.

What it meant in January

Sellers were still absorbing the price reset. Buyers had leverage and, for the first time in a year, competition — those pending numbers were other buyers moving first.

The 41st Cape Coral Art Festival

Cape Coral Parkway closed from Del Prado to Coronado for the weekend of January 9–11 for Rotary's 41st annual Art Festival and Business Showcase, hundreds of juried artists, ArtWay student work, food and live music. It's still the largest single special event on Lee County's calendar. We wrote it up separately in our 2026 Art Festival recap.

Tour de Cape turned 35

Registration opened January 2 for the 35th annual Tour de Cape, run January 23–25: a 5K and kids' ride at Rotary Park on the 24th, then 15-, 30-, 62- and 100-mile bike tours on the 25th, drawing about a thousand riders.

A $1 billion plan for Seven Islands

On January 26 Forest Development unveiled its vision for the north Cape's Seven Islands site: a $1B, 47-acre "Gulf Gateway Resort & Marina Village" with a roughly 300-room, ten-storey hotel, a 39-slip marina and dockmaster building, a 16,500 sq ft community centre, amphitheatre, splash pad and food-truck park. Land closing was set for February 11, with civil construction targeted for fall 2026.

Yacht Club and the fishing pier

The city reported on January 14 that design plans for the rebuilt fishing pier were 100% complete and awaiting environmental-review comments, and on January 16 issued a request for information seeking a private capital partner for the wider Yacht Club rebuild.

Openings

Lee Health Convenient Care opened January 6 at 507 Cape Coral Pkwy E, walk-in, 7am to 7pm daily, with on-site X-ray, CT, MRI and ultrasound. And the first look at Bimini Basin Seafood & Cocktails arrived January 16: 9,000 sq ft, 225 seats, two 32-seat bars behind Bimini Square, from the Pinchers/Deep Lagoon family.

What it means if you’re buying or selling

If you were shopping in January you were shopping the softest prices of the year so far. Anyone who waited for spring paid more for the same house, the median climbed back to $375,000 by February. That's the trade-off in a buyer's market that's slowly tightening.
